Median house prices fell in every Australian capital city in the September quarter of 2026. Domain, the Australian property listings and data company, said in its House Price Report on 22 October that it was the first time in 15 years, and only the second time on record, that all eight capitals had fallen together. Across the combined capitals, house prices fell 4.7% over the quarter, a drop of A$59,870.

Perth recorded the largest fall. Its median house price dropped 7.4% to A$1,115,227, which Domain describes as the city's largest quarterly decline on record. Prices there are 8.0% below their March 2026 peak, although they remain 6.8% higher than a year earlier.

Brisbane's median fell 5.4% to A$1,152,122. Domain says the decline ended a 14-quarter run of growth and was the city's steepest quarterly fall on record. Annual growth in Brisbane slowed to 5.3%.

In Sydney, the median house price fell 4.7% to A$1,661,167, the third quarterly fall in a row and the steepest in four years. Sydney is now 5.8% lower than a year earlier, the largest annual decline of any capital, and 7.9% below its December 2025 peak.

Melbourne fell 3.3% to A$1,014,335, down 4.7% on a year earlier. Adelaide fell 3.0% to A$1,095,429, ending a 13-quarter run of growth, while still up 6.4% over the year. Canberra fell 2.6% to A$1,025,084 and is 0.9% lower than a year earlier. Hobart fell 3.0% to A$790,155, and Darwin fell 2.6% to A$752,478. Darwin's annual growth of 13.4% is still the strongest of the capitals.

Units held up somewhat better. Domain's combined capital unit median fell 3.5% in the quarter, and unit prices declined in every capital except Darwin, where they rose 2.2% to A$454,732. Sydney's unit median fell 3.0% to A$820,890, Melbourne's fell 3.7% to A$563,199 and Brisbane's fell 3.0% to A$783,357. Perth units fell 6.5% to A$659,561, the steepest quarterly fall on record for that market. In Adelaide units fell 3.8%, in Canberra 4.2% and in Hobart 2.7%.

Domain's capital city figures are stratified medians, which group sales by area before calculating the middle price, so they can differ from simple averages published by other data providers.
