Singapore's private home prices rose 1.4% in the third quarter of 2026, according to final figures from the Urban Redevelopment Authority (URA), published on 23 October. That matches the flash estimate we reported on 2 October and compares with a 0.5% rise in the second quarter. URA's price index went from 219.4 to 222.5, and across the first three quarters of 2026 it has gained about 0.9% a quarter on average.

What changed from the flash estimate

The headline held, but some segments were revised. In the Core Central Region (CCR), the prime area of postal districts 9, 10 and 11, the Downtown Core and Sentosa, non-landed prices were first estimated to have slipped 0.1% and ended up 0.3% higher. In the Rest of Central Region (RCR), a flash gain of 0.2% became no change, and in the Outside Central Region (OCR), the rest of the island, the rise was 2.3% rather than 2.2%. Non-landed homes are mainly apartments and condominiums.

Realtopedia's table, compiled from URA's flash estimate (1 October 2026) and its final real estate statistics (23 October 2026). Index base is the first quarter of 2009, set at 100. Changes are from the previous quarter.

Sales fell while rents and vacancy rose

Private home sales excluding executive condominiums (ECs) totalled 5,146 units in the third quarter, down about 16% from 6,148 in the second. The 5,146 is our sum of URA's new-sale (1,183), sub-sale (162) and resale (3,801) counts, and the 16% is our calculation. Developers' new-sale count fell to 1,183 from 2,141, while resales were 73.9% of all transactions, against 62.0% a quarter earlier. Developer sales did pick up late in the quarter: URA's monthly data show 296 homes, excluding ECs, sold in September, almost double the 153 in August. Developers supply those figures, so they may be revised lower if any options to purchase lapse.

Private home rents rose 1.3%, after a 0.7% rise in the second quarter. The vacancy rate of completed homes, excluding ECs, rose to 7.2% from 6.4%, with 8.4% in the CCR, 7.4% in the RCR and 6.5% in the OCR. Completions were heavy: 3,559 homes, ECs included, finished in the quarter, the most in any quarter since the third quarter of 2024.

Supply in the pipeline

Developers hold about 20,300 unsold homes that already have planning approval and another 12,508 that do not yet, ECs included. Together that is about 32,800 units that URA says could come to market over the next one to two years. About 4,745 of them, 735 of them ECs, are sites on the Government Land Sales Programme's Confirmed List for the second half of 2026.

One bid for the Marina Gardens Lane site

The tender for the Marina Gardens Lane site, a 99-year leasehold residential plot with commercial at the first storey, closed on 15 October with a single bid, according to the details URA published. EL Development Pte Ltd offered S$450.1 million, or S$13,379 per square metre of gross floor area, which works out to about S$1,243 per square foot per plot ratio. That is one bid, not an award: URA says it will decide after evaluating the bid and announce the outcome later.

HDB resale market

The Housing & Development Board (HDB) reports that its resale price index slipped 0.1% to 202.5 in the third quarter, the third quarterly decline in a row. Resale transactions rose 19.5%, from 6,396 in the second quarter to 7,645.
