The Toronto Regional Real Estate Board (TRREB) published its September 2026 figures on 6 October. Sales recorded through its Multiple Listing Service (MLS) system across what TRREB calls the Greater Toronto Area (GTA) totalled 5,040, down 9.0% from 5,540 in September 2025. New listings fell 14.4% to 16,500, from 19,270. Active listings at the end of the month numbered 26,131, down 9.3% on a year earlier.

TRREB's GTA is wider than the city itself. Its market area covers the City of Toronto, the regions of Halton, Peel, York and Durham, the town of Orangeville in Dufferin County, and five municipalities in south Simcoe County, including Innisfil and Bradford West Gwillimbury. Unless a figure is labelled as the City of Toronto, it refers to that whole area.

The MLS Home Price Index (HPI) composite benchmark price for the TRREB area was C$917,600 in September, 4.7% lower than a year earlier. A benchmark price is the modelled price of a typical home with a fixed set of features, so it follows price movement without being pulled around by changes in which homes happened to sell that month. The average selling price, a simple mean of all sales, was C$1,006,409, down 5.1% from C$1,060,036.

TRREB also publishes seasonally adjusted figures, which remove the usual swings between months of the year. On that basis, September sales were 5.2% lower than in August, new listings were 3.8% lower, the average selling price was 2.3% lower and the HPI composite benchmark was 0.5% lower.

TRREB tracks the balance between buyers and sellers with two 12-month moving averages. Its sales-to-new-listings ratio stood at 37.8%, and its months of inventory, a measure that divides active listings by sales, stood at 4.6 months. Taking September's totals alone, sales equalled about 30.5% of new listings, by Realtopedia's calculation from TRREB's figures.

TRREB reports the City of Toronto separately as well. The city recorded 1,937 sales in September, compared with 2,047 a year earlier, and 6,521 new listings, compared with 7,187. Its average selling price was C$1,034,320, against C$1,091,216 in September 2025. By Realtopedia's arithmetic from TRREB's table, city sales fell about 5.4% and the average price about 5.2%. The city's HPI composite benchmark price was C$908,200, which TRREB shows as 3.8% lower than a year earlier.
