Sales of new single-family homes in the United States ran at a seasonally adjusted annual rate of 676,000 in September 2026, according to the US Census Bureau and the Department of Housing and Urban Development. That is 0.6% below August's rate of 680,000 and 5.3% below the 714,000 recorded in September 2025. Census flags both of those changes as not statistically significant, because the 90% confidence ranges (±13.8% for the monthly change and ±12.5% for the yearly change) include zero. In plain terms, the agency cannot say whether sales actually rose or fell.
The supply side was steadier. Census estimates 476,000 new homes were for sale at the end of September, which equals 8.4 months of supply at the current sales rate. The median sale price was US$400,400 and the average was US$472,800. All of these figures are preliminary and subject to revision, and the October report is due on 25 November 2026.
Existing-home values kept edging up. The Federal Housing Finance Agency's seasonally adjusted House Price Index rose 0.3% in August from July and was 2.4% higher than in August 2025. FHFA revised July's gain down to 0.2% from the 0.3% it first reported. Across the nine census divisions, monthly changes ranged from a 0.8% fall in New England to a 2.1% rise in East South Central. Over 12 months, the range ran from 0.5% in the Mountain division to 4.4% in East North Central. FHFA's next report, with monthly data through September and the third quarter, is due on 24 November 2026.
For investors, the two releases point to a market where prices are still rising slowly while new-home buying is flat within the margin of error, and where builders are carrying more than eight months of stock.
