The Toronto Regional Real Estate Board (TRREB) published its September 2026 Market Watch on 6 October. Across what TRREB calls the Greater Toronto Area (GTA), REALTORS recorded 5,040 home sales through the Multiple Listing Service system, 9% fewer than in September 2025. New listings entered into the system numbered 16,500, down 14.4% on a year earlier. The average selling price was C$1,006,409, 5.1% lower than a year earlier. TRREB's MLS Home Price Index composite benchmark was 4.7% lower than in September 2025.
Those September totals sit just ahead of the Bank of Canada's 28 October decision. On that day the Bank raised its overnight rate target by 25 basis points to 2.5%, the first increase since 12 July 2023. That decision is covered in Bank of Canada raises the overnight rate 25 basis points to 2.5%. The Bank's press release says consumption growth is expected to moderate and housing to remain relatively weak. For a buyer financing a GTA purchase with a Canadian variable-rate loan, the overnight target is the benchmark banks use when they set prime and floating mortgage rates, so the same principal now sits against a higher policy floor. A fixed-rate mortgage priced before the decision is not rewritten by the overnight move.
TRREB's GTA is not the same map as the Greater Toronto Hamilton Area used in condominium research. How investment groups and completed-stock sales shaped the new-condo market in the third quarter is covered in Investment groups took nearly half of new GTHA condo sales in Q3 2026, Urbanation says. The September resale board print is the latest full TRREB Market Watch available as of 30 October 2026.
